Unipol take tenants health and safety seriously and ensures it complies with relevant legislation. 

Unipol ensures;

  • all gas appliances are inspected and certificated annually, and tenants are given a copy of the most recent inspection record with their keys
  • all electrical systems are inspected every five years (the recommended time interval) and tenants can ask to see a copy of the most recent inspection record at Unipol's office
  • all of Unipol's properties have circuit breaker consumer units which trip out power if an unsafe appliance (normally a tenant's own) is being used

Unipol Electrical Safety Guidance

Mains electricity is extremely dangerous and can kill if misused. Be sure you know and follow this basic safety information;

  • Make sure that any electrical equipment you use has no exposed wires and is safe to use. Look out for the CE, BE mark, the BEAB safety mark or British Standard number on electrical equipment or adaptors. These things tell you the item was manufactured to accepted safety standards
  • Make sure electrical items are fitted with the correct fuse
  • Don’t overload sockets or connect up more than one electrical adaptor, and don’t connect an extension lead to another extension lead
  • Where using extension leads Unipol recommends using ones with surge protection 
  • Avoid trailing cables and running cables under carpets or rugs, as this can cause overheating and damage to the cable insulation
  • If you think any electrical equipment in your residence is faulty, or if it stops working, switch it off straight away and don’t attempt to fix it. Report any faulty equipment belonging to the property to Unipol or have the fault repaired by an electrician if it belongs to you
  • Switch off and unplug appliances when not in use
  • Follow instructions when using electrical items
  • Check electrical appliances regularly for dangerous wiring, hot plugs or scorching on plugs or sockets. We recommend having a qualified electrician test your appliances
  • Don’t try and force European or US plugs into UK electrical sockets
  • Don’t use any cooking equipment in your bedroom, including kettles. Always use these these appliances in designated areas. 
  • Don’t leave laptops or other electronics on your bed as blocking the fan can cause overheating
  • Never dry clothes, or other items on the electric panel heaters 
  • Don't use portable heaters. These pose serious fire risks due to high heat output and potential contact with bedding or flammable items. Portable heaters can also overload sockets, increasing the risk of electrical fires
  • Never use electrical appliances near water (e.g. in bathrooms or near sinks) to avoid electrocution 

You must remove any dangerous appliances or we may confiscate them.
