Information for tenants

These maisonettes provide spacious two floor accommodation for 40 student families within walking distances of Leeds University

We ask all tenants to take pride in the building whilst living there and make it their home.

Your responsibilities - If you see litter in the garden or the communal areas, pick it up and put it in the bin. Respect your neighbours when it comes to noise levels and have consideration when using any communal spaces.

If you have a yard, garden or balcony it is important to keep these tidy and presentable. Regularly wash your ground floor windows that you can access from outside. 

Report any repairs or damage to Unipol, so we can keep the building well maintained and a pleasant environment for all tenants.

Reception - There is a reception located in block 4-26 Holborn Terrace and it is open a number of hours a day. Check for opening times. 

Our friendly student Residents Assistants live in the building and can help with your questions you may have. You can Report a repair/Ask for help/Loan an iron/replace a lost key at reception

Internet -  is provided by Optify and included in the rent. In your key pack there will be a leaflet with instructions how to register and log onto the network. If you have a problem with the internet service , Optify will provide support to resolve this. Instruction guides to appliances - find out how to use everything in your house. If you cannot find the appliance you need, please contact us.

Shay and Holborn flats;

Mail and parcels - General post (letters and parcels that can fit through the letter box in your door) is delivered directly to flat doors by Royal Mail (not Sundays). Private couriers will use the intercom to ring flat doors to deliver. If you are not home, the parcel would be returned to the delivery office and a failed delivery note would be posted to you with instructions of how to collect your parcel.

The nearest post box is at the post office just outside the site

Fire alarms - detection is provided within each flat

Security - The building has CCTV covering the communal areas. Report any communal doors not working. Take care to educate children about the importance of keeping the buildings secure 

Outside facilities including gardens - There are grassed areas surrounding the building which is enclosed by fencing. Access to the site is by fob

Parking and bikes - Parking is available at Shay and Holborn and a small selection of garages can be rent for £21 per months. There are no dedicated spaces, it is first come first served.  

Energy information for Shay Street and Holborn Terrace- Tenants can opt to pay for their own gas and electricity costs directly to a supplier or continue to get their supply administered through Unipol

Over the colder winter months we expect families to use more than the monthly billing amount but over the summer months you may use less.

Water charges and insurance for your personal possessions are included for within the rent tenants pay

Disposing of your waste - You are provided with a bin in your kitchen. You need to dispose of your waste in the large bins located in the car park. There are a number of bins; so ensure to use the correct bin. If a bin is full, please use the next available bin, do not leave waste in the floor

Communal cleaning - The communal areas are cleaned weekly on Tuesdays

Local amenities - the nearest shop is very close just outside the site and includes a postoffice. 

Health Craven Hill Medical Practise is the nearest local GP (general practitioner)
